Granny Flat Air Conditioning Canberra — Splits, Garages and Builder Installs
Most Canberra granny flats, studios and converted garages need their own split system, not a spur off the main house ducting. Green Air Heating and Cooling in Fyshwick sizes and installs that unit for homeowners, and roughs-in and fits-off for builders. One outdoor unit can also run two or three heads when the site allows it. Call 0412 794 558.

Homeowner or builder?
Use the same form. Tell us which you are.
Homeowners. You already have a secondary dwelling, garage conversion, loft or studio that overheats in January and ices in July. We assess the space, the outdoor location, and whether a single split or a multi-head is enough.
Builders and owner-builders. You need an AC installer who will attend at rough-in, leave penetrations and isolators in the right place, then return for fit-off. Put Green Air on the trade list rather than leaving the unit as a PC item the occupant has to solve in February.
What we install on secondary dwellings
- Reverse-cycle split for a typical one-bed granny flat
- Multi-head where a studio plus bathroom or a garage plus loft share one outdoor
- Light-commercial style splits for site offices and studios
- Not a ducted spur from the main house unless the plant was designed for it (it almost never was)
If the main house itself cannot keep up, that is upsizing, not this page.
Split vs trying to extend the house ducts
| Situation | Usually better | Why |
|---|---|---|
| Detached granny flat | Dedicated split | Short refrigerant run, own control, own fault isolation |
| Garage conversion | Split on an external wall | Concrete slab and no roof ducts |
| Loft over garage | Split or multi-head | Heat rises; the loft is its own zone |
| Attached studio with existing spare capacity on a ducted system | Rarely a new outlet | Adding an outlet to an already tight ducted unit starves the house |
Canberra planning context
Secondary dwellings are more common as the ACT missing-middle rules take effect. We install the air conditioning. We do not certify the dwelling. You still need the right building approvals. Tell us if the space is not yet approved so we do not quote a finished occupancy install for a shell.
Where we do this work
Inner North and Inner South blocks with rear studios, Belconnen and Woden backyards, Gungahlin and Molonglo new second dwellings, Tuggeranong garage conversions, Queanbeyan and Jerrabomberra granny flats.
NSW sites: same install, no ACT Scheme or rebate claims on the quote.
Eligible ACT households can ask about Sustainable Household Scheme finance for reverse-cycle. New loans have been 3% since 1 July 2025. Builders invoicing a company are on a different path.
Builder process
- Send plans or a site photo, suburb, and whether this is rough-in or fit-off.
- We mark outdoor location, isolator, condensate and ceiling or wall indoor.
- Rough-in visit aligned to your frame/lock-up program.
- Fit-off, vacuum, charge, commission.
- One invoice, ARCtick paperwork, handover to the owner or site supervisor.

Frequently asked questions
Can the house ducted system just heat the granny flat?
Almost never. The house plant was sized for the house. A new outlet usually makes both spaces worse. A dedicated split is the standard answer.
How long does a granny-flat split take to install?
A straightforward wall split is typically a same-day job once power, a compliant outdoor pad or brackets, and access are ready. Multi-head and awkward access take longer.
Do you work for builders?
Yes. We rough-in and fit-off. Send the program dates with the enquiry.
Do you air-condition garages and sheds?
Yes when the structure and electrics can take a split. An uninsulated tin shed will still swing with outside temperature. We will say so on the quote rather than oversell.
Can Queanbeyan jobs use ACT rebates?
No. ACT finance and rebate wording is for ACT addresses only.
